Data controller

Roots Real Estate, a real estate agency domiciled in Montevideo, Uruguay, is the controller of the database and decides how the information collected through this site is processed.

What data we collect

The data you give us voluntarily when you fill in an inquiry form:

• Your name.
• Your phone number and/or email address — at least one of the two, so we can reply.
• The kind of transaction you are interested in: buying, renting, appraisal, management or other.
• The message you write and, if the inquiry comes from a listing, a reference to that property.

And the browsing data generated automatically when you visit the site:

• The pages you visit and the listings you open.
• Device type (desktop or mobile) and the language you chose.
• Where you came from: the site or network that brought you and the campaign parameters (utm_source, utm_medium, utm_campaign) if you arrive from an ad or a link of ours.
• A random session identifier, generated in your browser, which does not identify you and is discarded when you close the tab.

To stop automated form submissions we also store a hashed version of your IP address for a short time window. We do not keep your IP address in the clear.

We neither ask for nor want sensitive data, identity documents, or bank or card details through this site.

What we use it for

• To answer your inquiry and guide you through the transaction you are interested in.
• To contact you by whichever means you left us: phone, WhatsApp or email.
• To understand which properties and which areas draw interest, and improve the site accordingly.
• To protect the site from spam and abuse.

We do not use your data for third-party advertising, we do not build profiles to sell, and we do not send mass commercial communications you did not ask for.

Legal basis

By filling in and submitting a form you give us your free, prior, express and informed consent to process that data for the purpose described, under article 9 of Law No. 18.331. Browsing statistics rest on our legitimate interest in maintaining and improving the site, and are handled in aggregate.

Who we share it with

We do not sell, rent or transfer your personal data. It is processed only by the providers we need for the site to work, and only for that:

• Vercel Inc. — site hosting and aggregate visit statistics.
• Supabase Inc. — the database where inquiries and statistics are stored.
• Zoho Corporation — company email, through which inquiries arrive and are answered.
• Google LLC — web fonts (Google Fonts), which receive your IP address as they load.

We may also share information when a competent authority requires it by legal means.

International transfers

The providers named above run servers outside Uruguay, mainly in the United States and the European Union. By using the site and sending us an inquiry you accept that transfer, which is made to providers offering adequate levels of security and confidentiality.

How long we keep it

Inquiries are kept for as long as a relationship or a legitimate commercial interest exists, and for up to five years after the last contact — a period in which they may still serve to pick a transaction back up. Browsing statistics are kept in aggregate form. You can ask us to delete your data before that, at any time.

Cookies and local storage

This site uses no advertising cookies and no third-party tracking cookies. It does use your browser's local storage, for small things of its own:

• Remembering the language you chose.
• Storing the session identifier and the origin of the visit, for statistics.
• Counting the session's events, to keep the statistics from being flooded.

You can clear that storage from your browser settings whenever you like: the site works just the same.

Security

The site is always served encrypted (HTTPS) and the database enforces row-level access rules: the public site can write an inquiry but cannot read anyone's inquiries. Access to contact data is limited to the Roots Real Estate team. No system is infallible, but we take measures that are reasonable and proportionate to the data we handle.

Your rights

Law No. 18.331 grants you, free of charge, the rights of:

• Access — knowing what data of yours we hold and where it came from.
• Rectification, updating and inclusion — correcting anything wrong or incomplete.
• Deletion — asking us to erase it.
• Objection and withdrawal of consent — asking us to stop using it.

Writing to us through the contact details below is enough. We answer within the time limits set by law. If you believe your request was not handled properly, you can file a complaint with Uruguay's Personal Data Regulatory and Control Unit (URCDP), at gub.uy/unidad-reguladora-control-datos-personales.

If you reside in the European Union or another jurisdiction with rules of its own, you can exercise these same rights through the same channel.

Minors

This site is intended for people over 18. We do not deliberately collect data from minors; should it happen, we delete it as soon as we notice or are told.

Changes to this policy

If we change how we handle your data, we update this page and the date in its header. We recommend checking back from time to time.
